Hello Homeowners

The Board of Directors has approved the budget for the fiscal year July 1, 2023 through June 30, 2024 and has presented it to the membership at the Annual Meeting of Members held on May 8th.  The Dues amount for this period has been set at $235 per month.

There were many factors involved in this decision, including an 8% increase in the water and sewer rates due to the city’s infrastructure work, a 27% increase in insurance costs, a 240% increases in the interest rates which affects our loan for the fence project, and general increases in overall costs of everything from office supplies to roof replacements caused by 6% inflation and labor and supply side shortages in the aftermath of the pandemic.  The board and its committees held 4 meetings and examined every item in detail and determined that this increase was the minimum needed to meet these increased costs.

Those of you who are Autopay do not need to do anything.  Your monthly amount will be adjusted automatically beginning with the July 1 payment.  For those who pay by your bank’s Bill Pay system or by personal check, please remember to adjust the amount beginning with July 1.  

Speaking of Dues, you will soon be offered an option to pay your Dues online through a new management system the board has employed.  The new system is called Buildium and will be available for use on or about July 1st.  We encourage all of you to sign up for this service when it is ready as it will offer many advantages in communications and transparency and will greatly simplify many tasks that are currently done manually.  Stay tuned for more on this major change in our Association’s systems!  We think you will be pleased.
